    1st Call Home Inspections offers inspections to Sellers and Buyers of re-sale homes or New Construction homes which require a Tarion Warranty Inspection.  

    You will receive a same day, detailed defect inspection report, including description of all the systems in the home, as well as any recommended improvements. This will help you prioritize the improvements and develop a blueprint for your future in the home.  The report is colour coded, which allows you to zoom in on the most important defects.

    Our Process Steps:

    1.  Roof Evaulation:  not only the roof surface, but also the chimney, the electrical service entrance, the plumbing stack and eavestroughs.

    2.  Exterior: the foundation, brickwork, vinyl siding, windows, doors - age, condition and caulking, the AC system for age, damage and operation. 

    3.  Basement Interior: Furnace, age, condition and operation; Electrical panel and general wiring for type (Copper or Aluminum, perhaps signs of Knob and Tube wiring still being used). Plumbing - type and condition, hot water tank age, condtion.  Structure of foundation and moisture checks using specilaized equipment for finished wall sections and signs of moisture entry.

    4. Upper floors:  bathrooms, bedrooms thorough detailed inspection

    5. Attic:  proper insulation, ventilation and roof structure; any signs of mold underside of sheathing.  

    6. Main floor: detailed inspection
